Margate may soon have 132 new townhomes on 21.3 acres.
Formerly called Springdale Townhomes, the newly named Nove of Margate is located at 7870 Margate Boulevard on the former Executive Golf Course.
Following a marathon meeting on Dec 6, the commission passed two ordinances regarding the project. One permits a land use change from commercial recreation and residential to residential and park, increasing the average density from 7.6 to 8.4 dwelling units per acre.
The second ordinance rezones 21.3 acres from a recreational district and multiple dwellings to a planned unit development.
Both ordinances will come before the commission once more for a final reading.
The former golf course is closed and has since been off-limits to the public. Some residents wanted to see the land returned to a golf course. Others wanted a 55 and over community. Several wanted more open space.
The attorney representing Nove of Margate presented the benefits of the townhome project, including a clubhouse, fitness center, pool, and open space. He shared photos of the homes and the park-like environment that would be created. He said the project has gone through eight extensive reviews, which found the project would benefit Margate and would not pose a significant increase in traffic or a dramatic increase in students at public schools.

The lawyer added the project would take a property that is not being used and make it into a very attractive housing community while generating revenue for Margate and would provide high-quality housing in an area with a need for new homes.
Commissioner Antonio Arserio said the area will continue to attract more residents. “Margate is a pass-through city,” he said. “More people are coming to the area from the north. There are major building projects in Coral Springs and Coconut Creek.
Commissioner Anthony Caggiano supported the project. “No one wants to see an increase in taxes, so we need to increase the size of the pie. This project will increase revenue for the city,” he said.
Commissioner Joanne Simone also supported the project. “This is an area of the city that has been neglected, and there have been eight rounds of review. It will be a nice development with a public park.”
