WHOA Uses Scare Tactics in Letter to Homeowners

Although Woodlands Section 3 and 4 are not part of the WHOA, the officers and directors of the WHOA keep finding ways to mislead, misinform and confuse the property owners of these two sections.

The latest in these scare tactics arrived by mail today claiming that Sections 3 and 4 lost “…all insurance coverage and BSO security…”

This shows the length the WHOA will go to misinform and scare our residents. Worse yet, all of these senseless threats to Sections 3 and 4 residents are at the expense of Sections 1,2,5,6,7, and 8 as the WHOA continues to needlessly spend money on printing, postage and handling that does nothing to help our community.

To set the record straight, while the letter says that Sections 3 and 4 have lost all insurance coverage, the only insurance coverage ever provided by the WHOA was for error and omissions, also known as E and O coverage, for that Section’s officers and directors. There was no other insurance ever provided by the WHOA. Whether or not Sections 3 and 4 are part of the WHOA has nothing to do with property insurance, flood insurance, umbrella or any other insurance a homeowner may have gotten on their property. Simply put, the only insurance at issue is for officers and directors of the section and nothing more.

Even worse, is the statement in the WHOA letter claiming Sections 3 and 4 have lost BSO security. The City of Tamarac provides police coverage throughout the city including all sections of the Woodlands. This police protection will continue to be provided by the City regardless or whether or not sections 3 and 4 become part of the WHOA or even if those sections become part of the WHOA in the future.

The only security affected is the additional BSO roving patrol. While the BSO roving patrol will still drive throughout the Woodlands, the WHOA has instructed the roving patrol officer not to respond to any calls from Section 3 and 4 residents. So if you need a police officer, dial 911 for an emergency or 954-764-4357 for non-emergencies and BSO security will respond to your home no matter which section you live in. We still have BSO security 24/7 through the City’s policing efforts.

As president of Section 4, I appointed a committee to meet with WHOA President Patti Fox to discuss what the benefit might be to our section if we were to subsequently decide to join the WHOA. The committee received a response back from the WHOA which showed no understanding of section’s concerns and then the WHOA voted to suspend the roving detail and errs and omission insurance from our section even before our section had its special meeting to discuss the WHOA’s proposal. In any event, be assured that your property is not affected by whether nor not Section 3 and 4 are part of the WHOA.

In the near future, it is likely that the City will take control of the Woodlands Neighborhood Improvement District, also known as the WNID. All sections in the Woodlands are members of the WNID and the primary responsibility of the WNID is to maintain a safe environment in the Woodlands. At that time, the WNID may decide to enhance security, landscaping, or other functions and it can collect the costs from all the residents for these enhancements.

In the meantime, it’s time for the WHOA to stop wasting the money it collects from Sections 1,2,5,6,7 and 8 to engage in the consistent pattern of misinformation, harassment, and scare tactics. It’s time for the WHOA to stop contacting residents in 3 and 4, and communicate with their own sections.
