Pulte Homes is bringing new life to the former Margate Executive Golf Course with plans to develop Coral Edge, a 132-townhome community offering modern living in a prime central Broward location.
The homebuilder announced Tuesday that it acquired the 21.3-acre site near the northwest corner of Atlantic Boulevard and Rock Island Road. Coral Edge will feature three-bedroom, 2.5-bath townhomes with one-car garages, ranging from 1,682 to 1,727 square feet. Prices will start in the high $500,000s, with average sales anticipated in the low $600,000s.
“We have a proven track record of transforming former golf courses into vibrant new communities across South Florida, and Coral Edge will be no exception,” said Brent Baker, PulteGroup’s Southeast Florida Division President. “We’re excited to bring a rare for-sale opportunity to this established community, offering families and first-time buyers the chance to own a modern, new home in a highly desirable and centrally located area.”
According to a statement by Pulte, residents of Coral Edge will have access to a variety of amenities, including a resort-style pool, clubhouse with fitness center, tot lot, and multi-sport court. The community will be close to major highways such as the Florida Turnpike, Sawgrass Expressway, and I-95, and near shopping and dining at Coral Square Mall and the Promenade at Coconut Creek.
The project coincides with Margate’s vision for growth, as the city plans a new City Center nearby, adding even more retail and restaurant options for residents, according to a statement.
The development hasn’t been without opposition. Margate residents and city leaders would prefer the land to remain mostly green space. Marilyn Kneeland of Keep Margate Green opposes the project, believing it will add over 400 more cars daily to neighborhood streets.
Sales at Coral Edge are slated to begin in summer 2026, with the first move-ins expected later that year.
Pulte has previously redeveloped three other Broward County golf courses — Hillcrest in Hollywood, Oak Tree in Oakland Park, and the Enclaves at Woodmont in Tamarac — into residential communities.
