Former Margate Golf Course Could Be Transformed to Luxurious Townhomes and Amenities

New townhomes could be coming to a former Margate golf course.

The development review committee will convene on June 28 at 10 a.m. to discuss Springdale Townhomes. During the meeting, they will address the progress made thus far and any concerns. Additionally, the committee will consider land use amendments, rezoning, and site plan items.

Margate Executive Golf Course has authorized Fimiani Development Corporation to acquire the necessary items for developing the Springdale Townhomes project on 21.96 acres of the former golf course.

The potential future site of Springdale Townhomes is generally located south of Margate Boulevard between Northwest 76th Avenue and Northwest 79th Avenue.

Fimiani proposes constructing a residential development with 137 3-bedroom townhomes with amenities such as a clubhouse, swimming pool, and pickleball courts.

According to city documents, there will also be a 0.8-acre stretch of land along Margate Boulevard that will be used as an open park area.

The future project stretches along two parcels. Parcel One is 21.33 acres and has recreational zoning use. On the city’s future land use plan, it is designated as commercial recreation within an irregular 7.6 residential dashed line.

Parcel Two is a 0.63-acre residential-7-zoned area with a multiple-dwelling residential district classification within an irregular 7.6 residential dashed line on the city’s future land use map.

To develop the land, however, the commercial recreation area must be reclassified as residential-7, while the land use must be changed to planned unit development over 20.73 acres of land. The overall density of the dashed line area would be increased to 8.43.

The remaining 1.23 acres of land, the designations must be changed from recreational and multi-dwelling residential to open space.

The committee will also review architectural elements, including the proposal for Springdale Townhomes.

An analysis from Esconsult Solutions states the new project could generate between $717,000 and $1,010,000 in total annual tax revenue. Currently, the property generates $6,154.
